Bubble bursting. Houses locally were on the market for only a month or two tops this time last year. I've know of several that have been on the market since September. And the only new construction in town is really crawling along.

It's regional.  Some areas have a bubble, some do not.  Here in the Midwest, houses go for about 5% less than value, and have since 2001.

Except for 1929, Real Estate has always been regional because the supply and demand has always been regional.  The attempt to measue a national "Real Estate Market" has always been deceptive.

It also important to note that real estate can be relatively deceptive.  For instance, compared to this time last year it seems way down, but if last year hadn't happened, we'd be in the hottest market ever (second only to last year).  Perception is a large part of the formula.

I think you can get a two story refrigerator box here in San Diego in a bad neighborhood on the corner of crackhouse and ghetto for a very reasonable sum of 900,000 dollars.

I'd hate to think of how valuable my dad's ex-house in chula vista is worth now.  :(

There are some houses in some nice NYC suburbs that aren't moving like they did a year or so ago.

But I wonder if that is just due to the season, or that less young families are getting work around here... or some such...

I just snagged Fortune's special edition and it has Real Estate: Local Forecasts for 100 markets. I'll post them after I read the article.  ;D

I joke about it, but I have not been to 6th street in years. I do know the behavior pattern of some military wives when hubby is on a long field excercise or deployed for a long time. 2/32 armor of 3rd AD stayed behind in Kirchgoens in 91, and a medic friend told me some of the wives went crazy partying. He did not have to pay for drinks or rides in their cars or nada.

It takes a special kind of bastard to knowingly sleep with some guys wife when he's off fighting a war.   :(

Yeah, he was something wasn't he? It's not like he had a shortage of pooner, but I guess Bathsheba was something else. Maybe she was the only one back in the old days to shave her muff, legs and armpits?  ;D

Back to the subject though. I cannot believe how the VA and TX veterans land board work sometimes.

I want at least 2 acres, preferable in SW Austin. Trouble is, it is so frigging expensive! Now IF VA would allow it, I could easily afford 2 acres or more and build a house later (VA home loans go up to 400k), but they do not allow for undeveloped land! Like I want to buy a new home or used home? No way! I want to build my own, totally energy self sufficient and then some (Excess electricity HAS to be bought by power companies at market rates).  ;D

TX veterans land board only gives 60k! I told the lady WTF? What can I buy for 60k in SW Austin or even Austin in general? She just replied "It used to be 40k," like that is supposed to make me feel so much better?

Go serve your country, land is way, WAY more expensive than how good the depression and baby boomer eras had it, and get bent over when you can afford the loan but the rules are skewed. But hey, I can go East Austin or NE Austin and live in "Little Mexico" or crackville.

Time for me to get with the A.G. of the legion and ask "WTF can we do about this issue?" Trouble is, on their priority list is getting VA mandatorily funded like the other govt. agencies and also doing away with the non-service co-pay. The co-pay is something I think should be in place, as one, it is for NON-SERVICE connected veterans, and two, most veterans do not turn in the 3rd party insurance so the companies can be billed.  :( Some people always try to cheat the system.  >:(
